Consultant for the ergonomic needs of the elderly: Rok Grdiša

The hotel and guarded apartments for the elderly are located near Moscow (Russia). The building has a two-partite plan, where 3/4 of it is intended for the guarded apartments and 1/4 for the hotel for the elderly. Since it is a custom in Russia that wealthy families live together with their grandparents, this becomes a problem during vacations, when the younger members of the family go traveling. The hotel offers the elderly accommodation, caretaking, and the company of their peers.

The building has a service area in the semi-basement, the high-ceilinged ground floor is reserved for services and reception. By its program, the building is divided vertically. One wing, which is about 1/4, is intended for the hotel, the rest for the guarded apartments. The building has green spaces on the secured roof, which are also suitable for residents with dementia. The hotel’s wing of the roof has a pool and a prayer room.

Concept:
The concept is to visually connect the structure with the neighboring park and add soft green surroundings to the existing villa, an »enchanted garden« of its own.

Function:
The structure was placed into space with respect to the distance from the neighboring buildings, properties, and roads, as prescribed by law. The complex runs along the entire area and together with the outside arrangement forms a field-like city space. The new building and existing villa have a hybrid character, which means activities they facilitate interconnected activities that serve the purpose i.e. the same users. In this case, the users are the recipients of medical services and goods, as well as the specialist staff and the accompanying administrative staff. The volume of the building K+P+2+mansard is conceptualized on the basis of the space gabarit analyses and the needs of the structure N1. The functional concept of the structure can be separated into a basement floor of an internal garage, through which there is an entrance to the main vertical pathways for the staff. The basement floor also contains storage space for repro material as well as the technical supplies for the entire building (waste, installations, energy sources…). In addition to the ground-level entrance, the garage would also contain an entrance into the villa, which would serve tasks of an internal nature. The entrance into the garage would be located on Njegoševa cesta, and the exit would lead onto Ilirska ulica. The ground floor would contain areas dedicated to medical tools and pharmaceutical products, created with a transparent concept and allowing easy access for users. The immediate vicinity of the main entrance contains an elevator, which travels from floor to floor parallel to the stairwell that itself has clear spacially-informative characteristics. For the accompanying retail activities, the parterre contains a roofed secure locker for bicycles and strollers. The first floor is intended for individual practices, the second for administrative activities, and the mansard for a small educational center with accommodation.
The floors are conceptualized in such a way that the axes of the building are oriented in a way that ensures better use of sunlight, shade, outside views, sound isolation (where required), and privacy, all of which adds to the overall comfort of the users and to energy efficiency. All of the building’s entrances are separated in terms of use, to visitor entrances and staff entrances.

Situation, original state of the space in question:
The surrounding buildings are strongly differentiated and have a mostly town-like character. The immediate vicinity contains detached houses, a hospital complex, educational and administrative and government buildings, retail and hospitality complexes, a large public garage, a religious structure, and the abovementioned park. The ground plan of the buildings is largely oriented on the surrounding roads, which transform and differentiate into the different streets and larger access roads like Zaloška cesta and Masarykova cesta. The nature of the latter is mostly defined by the volume of the University Clinical Center since the remaining buildings display a mostly suburban character. The flow of the defined construction lines is largely in accordance. The gabarits of the neighboring buildings are connected in the program but are differentiated from the area by function and height due to the location of Njegoševa cesta and Ilirska ulica. The typography of the roofs is varied in terms of construction as well as the design approach, but they are for the most part built in the same spatial direction (most of the ridges are parallel to the street).

A hint of history

The project of the commercial structure M. is situated in the old city center of Črnomelj and functions as a surrogate building to a smaller residential house. The building follows the model/outline of the surrounding street, but its frontal façade is transparent due to its commercial function. When the store and the workshop are not in use, a curtain is drawn on the inside of the glass façade – the curtain is printed with the original façade of the former building.

The structure is situated in the strict city center of Maribor, in the area called Stari peron. We have treated and designed the building as an urban landscape. The concept was based on an urban synthesis of the contents in the surrounding area and the forms of traditional regional diversity of Pohorje.

The program of the pavilion is designed with the needs of the Maribor – Cultural Capital of Europe project in mind.

A vertical city park

The structure of the private polyclinic MCGC is situated in the center of Celje. Owing to its large size and placement in the middle of a parking lot, filled with trees, we have designed it as a vertical city park. On the ground floor, there are shops with medical accessories. Each higher floor is dedicated to a different branch of medicine. On top of the building, there are penthouses intended for the post-operative accommodation of patients and their families. The parking garage is located in the basement.

The multi-purpose greened shell is lowered to the level of the promenade. Under the greened shell we have created favorable natural climatic conditions. In the summer, when the sun is high, it offers shade, and in the winter, when the sun is low, it is nicely warm and bright under the lamels. All the attributes of an urban swimming complex are embedded inside.

Soaking the sun

The residential building is situated on a plot of land without much access to sunlight. Its linearity is functionally dictated by its orientation, which allows for a maximal draw of the sun’s energy. The strip of the façade is draped in panels, made out of sliced trunks of young trees, dipped in epoxy resin.

Concept:
The housing unit is developed, at the request of the client as a modern representative living space with characteristics of a country villa or small mansion. The monumental front façade embodies the stability of the family while the back façade dynamically represents the individual spirit of each family member. The building is color-reactive to changing temperatures i.e. seasons.

Function:
We are led to the housing unit by a circular driveway, which is followed by an avenue of 2 parallel rows of trees. The spatial organization of the project allows for a clear view of the building as well as providing beautiful vistas of the surrounding areas from the inside of the building. The front or main façade with a view of the main road is designed symmetrically with an emphasis on the vertical axes of the window openings. Because of the living program and the views of the surrounding area the building was designed/developed with a distinct horizontal volume. This, along with the avenue and the axis-segmented façade exudes the client-requested monumentality. Due to the underground water, the structure does not contain a basement and is constructed using piles. Such a foundation further emphasizes the uniqueness of the ambient offered by the property, since the building is positioned right on the edge of a natural overhang. With this, we create a visual effect that nature, like water, runs underneath the building. On the other side, the hop field runs into the nearby basin in line with the horizon.
Next to the housing unit lie a multi-purpose deck and pool. The structure has a representative, centrally-positioned entrance which is emphasized by stairs and a built-in cantilever carport. The latter functions as a shelter from stormwater when one is entering the area from a car. In the hall, we are greeted by a coatroom and reception room from which there is a view of the surrounding area and a spiral staircase. On the right-hand side, there are entrances into the living area along with the dining room and kitchen. On the left-hand side of the hall lies a hallway, which is connected to an office, daytime bedroom, utility room, recreational room, and at the end which we reach the garage and machine room. The office as well as the sauna are both created with the character of social space. From the latter, it is possible to exit onto a cantilevered balcony with a tub. Car entrance into the garage is possible via a ramp.
The stairway in the hall takes us to the first-floor lobby. Both on the left and right side of the lobby we are led through hallways to the bedrooms, which also include closet spaces and bathrooms. Between the rooms are two connecting atriums.

Situation, original state of the space in question:
The investor wanted to build a high-standard housing unit in the rural area of central Savinjska Dolina. There are already 3 agricultural buildings on the property, as well as a housing unit.

Materials:
Steel, temperature-sensitive metal façade panels (Trippin’ Paint™), and glass.

In the pleasant cool of the underground

The building is conceived as a trapezoid frame. The ground level of the object plays the role of an indoor multi-purpose public space.

The layered and transparent administrative premises are fixed into the shaded center of the frame. Because of the Mediterranean climate and energetic stability, the education space is positioned underground, in multiple levels. A garage is located at the lowest level.
